Property Management

We have ten years of property management experience in DC. We offer full-service management  designed to save you money and aggravation. 

Us: We are licensed contractors. When a tenant reports a maintenance issue, we visit the property personally and often times can remedy the issue in the same visit.

The Other Guys: No experience with performing property maintenance. When a tenant reports an issue, they simply send out a plumber, electrician, etc, and pass the bill along to you.

Us: We perform background, credit, reference checks, and interviews for all applicants. This ensures that prospective tenants are serious about wanting to rent your property, and reduces the risk of unpaid rent and other unpleasant issues.

The Other Guys: Automated background checks that simply supply them with a yes/no recommendation. 

Us: We take tenant inquiries seriously and respond quickly to maintenance issues. When a tenant notifies us of an issue, we immediately categorize it as urgent or non-urgent; this allows us to address items immediately that may be causing ongoing damage to your property, while avoiding billing you for after-hours service when it is not necessary. We have a 24/7 phone line for tenants.

The Other Guys: Maintain normal 9-5 office hours and may take days or weeks to respond to tenants. Many management companies do not treat your property as their own, and will allow simple repair requests to go unanswered, resulting in damage to your property and unhappy tenants.

Us: We can help you make your rental safe and legal. We are experienced in navigating the various jurisdictional requirements, including fire safety inspections and lead paint registration.

The Other Guys: They put the responsibility and liability on you. 

Us: We offer ACH rent payments with the option for auto-pay. This is a selling point for tenants and reduces the instances of late rent payments. 

The Other Guys: Cumbersome rent payment is a hassle for tenants resulting in delayed payments and more costly collection costs.

Us: We send you a direct deposit by the 5th of each month along with two PDFs: one is a Profit and Loss report for your property showing all the rent that came in and the expenses that were paid out, as well as a maintenance report showing line-by-line maintenance work and costs for the preceding month.

The Other Guys: You'll get a check or direct deposit that may or may not be correct, and the responsibility will fall on you to double-check their accounting and piece together where your rent money went.

Us: We utilize 21 CFR compliant electronic document signing, reducing the administrative costs that are passed on to you. This speeds up the time it takes to get leases signed and tenants placed.

The Other Guys: Ink signatures and scanned PDFS result in lost data and lengthier administrative processes.

Us: We keep it simple. Our service costs 9% of gross rent. There are only two additional fees: when we place a new tenant, we charge you 1/2 of one month's rent; if we have to send someone to your property outside of normal business hours, we charge a $150 fee. If your property is vacant, you pay nothing. 

Our business model is not based on making money through add-ons and little fees. We want your property to run smoothly so that you recommend us to other property owners.

The Other Guys: Use complicated cost structures and hidden fees.  This makes understanding your monthly payment complicated.

Their business model is based on maximizing every cent they can charge you and hoping that once you sign up with them it becomes too burdensome to find a new property manager.
